Key Responsibilities:
Tendering (Pre-Contract):
- Review tender invitations, drawings, specifications, and BOQs issued by clients or consultants.
- Manage the preparation and submission of competitive and technically compliant tender proposals for architectural/finishing works (e.g., marble, gypsum, painting, joinery, cladding, doors, etc.) and civil packages.
- Coordinate with estimation, planning, engineering, and site teams to gather necessary inputs.
- Analyze subcontractor and supplier quotations, ensuring technical and financial aligned with project scope.
- Prepare clarifications, value engineering proposals, and participate in bid negotiations and interviews with clients.
- Maintain a comprehensive database of suppliers and subcontractors for fast and effective bid pricing.
Monitor bid deadlines and ensure timely submission of all documents
Procurement (Post-Contract):
- Develop procurement plans aligned with project time schedules, ensuring availability of materials and services on site when required.
- Identify, evaluate, and prequalify suppliers and subcontractors.
- Negotiate purchase orders and subcontract agreements to secure the best value in terms of cost, quality, and delivery.
- Coordinate with technical teams to ensure materials and samples meet project and consultant requirements.
- Monitor market prices, lead times, and material availability to manage procurement risks.
- Collaborate with the technical and site teams to ensure technical submittals and samples meet project and consultant specifications.
- Track procurement performance and resolve delivery or quality issues.
- Track purchase orders, delivery performance, and material approvals to ensure uninterrupted site progress.
- Ensure all procurement records, contracts, and vendor communications are properly documented.
Job Requirements
- Education: Bachelor's degree in Architecture Engineering, MBA or supply chain/procurement certification (e.g., CIPS) is an advantage.
- Experience: 10+ years of experience in tendering and procurement within a main contracting environment including strong exposure to architectural finishing trades and packages.
- Technical Skills:
- Strong knowledge of construction materials, systems, and market suppliers.
- Familiarity with contract terms (FIDIC is a plus), subcontract agreements, and project execution procedures.
- Expertise in cost estimation and tender analysis.
- Proficient in MS Office, AutoCAD, and ERP systems (e.g., SAP, Oracle, or BuildSmart).
- Soft Skills:
- Strong negotiation and vendor management capabilities.
- Excellent communication, organizational, and leadership skills.
- Ability to work under pressure and handle multiple tenders/projects simultaneously.
