Handle the day- to- day operations in the Mall ensuring operations are working in its highest quality standards in order to meet all tenant and customer requirement.
Coordinate mall team and contractor employee work to oversee daily operations included Maintenance, Security, Housekeeping, landscape and pest control, parking, waste collection, mall administration and customer service.
Conduct tenant orientation meetings for the entire Mall, covering emergency procedures, communication system and other security procedures relating to the tenants of the Mall.
Maintain a strong working relationship with all- important emergency services including Police, Cairo Airport, Civil Defense and Para Medic Services.
Identify and inform Management of any Health & Safety risk related to Mall building that may affect employees, contractors & the public, and coordinate with the corporate Health and Safety department for all the standards required and followed to be applied at the District Mall, and to adhere to the corporate required standards.
Ensure that the building physical shape form inside and outside are up to standards. Also, any unit occupancy status to be up to date for the leasing purpose.
Coordinate with the leasing and Marketing team for ant requirement to support Leasing and Marketing Activities, or client visit with the objective of planning and providing the necessary resources to meet such business requirement.
Supervise the handover process to any new or terminated contract, and make sure that the tenant receive and leave the property in the appropriate condition, as per the operation policy.
Manage tenant shops operational compliance (i.e. shop appearance, merchandise entrance, trading hours, waste removal, signage, etc.) through regular audits, surprise visits, and rectify any non- compliance through official warning or lease contractual penalties, as required.
Ensure mall operations policies and the tenants, Services providers and contractors, as per the operation standards, and duly follow procedures.
Ensure that occupational Health & Safety standards are followed and applied in all the Mall areas.
Complete a daily report of Vehicular traffic and other issues & provide summary on a weekly basis to the Management of the Mall.
Implement cost cutting program with planned targets and improving efficiencies in all operational areas.
Maintain high- quality property standards through daily checks and periodic preventive maintenance (i.e. cleanliness, AC levels, Lighting, assets & equipment) and security control for mall premises incl. parking, Services arears, toilets and other common areas.
Supervise, guide and mentor the Mall operations team reporting into and take full responsibility in identifying potential talent and timely supporting professional development.
Develop clear understanding about sales / turnover for shopping mall tenants. Collect tenants’ sales reports in timely manner for management reporting and decision- making.
Ensure timely payments collection from tenants (Rents, Charges, deposits) and payable towards company and ensuring all invoices is regularly paid in coordination with the finance and management.
Supervise energy management program for ensuring the optimal and cost effective usage of energy ( Water- potable, in water features and irrigation, electricity consumption), and track energy consumption and initiate corrective actions to minimize wasteful and minimize consumption cost, and make sure that all the utility bills are paid on time.
Perform annual review of retailer performance, in consultation with company management, and recommend appropriate tenants mix / use for annual planning and implementation.
Maintain up – to- date records and documentation for both mall – related (i.e. insurance, completion certificates, approvals) and tenants – related (i.e. lease contracts, trade licenses, Airport licenses, insurance, approved drawings, permits, etc.)
Handle all conflicts and dispute situations amongst tenants, customers, mall visitors with help of security, in a smooth manner avoiding any disruption to mall operations.
In Coordination with the company Management, create and update the mall policies and procedures that should be applied and followed.
