Job Description:

We are seeking a motivated and results-driven Land Wholesaling Cold Caller to join our growing real estate team as our first hire. This foundational role is critical for expanding our client base and driving business growth in the land wholesaling market. The ideal candidate will be responsible for making outbound calls to potential property owners, introducing our hassle-free land selling services, and setting appointments for our land acquisition team.

 

Daily Tasks and Responsibilities:

 

  • Outbound Calls:
    • Make a high volume of outbound calls to property owners from provided leads lists.
    • Use a prepared script to engage potential clients and introduce the company's land wholesaling services, highlighting the hassle-free process and benefits.
  • Lead Qualification:
    • Identify property owners interested in selling their land.
    • Qualify leads based on their interest, property details, and readiness to engage with our services.
    • You will be trained on how to qualify the lead and guide them to accepting an appointment with our acquisition manager.
    • Build rapport quickly and effectively. English should be clear, without a heavy accent.
  • Appointment Setting:
    • Schedule appointments for our land acquisition team to discuss offers, the closing process, and client needs.
    • Coordinate calendars and ensure appointments are logged accurately in the CRM system.
  • Data Entry and CRM Management:
    • Accurately enter and update lead information in the CRM system, including details about property owner preferences and interactions.
    • Maintain detailed and organized records of all interactions with leads, ensuring data integrity and accessibility.
  • Market Knowledge:
    • Stay updated on local land market trends, property values, and new listings to provide accurate and relevant information to potential clients.
    • Share insights and market data with leads to build credibility and trust.
  • Performance Tracking:
    • Meet or exceed daily, weekly, and monthly call and appointment targets.
    • Track and report on key performance metrics (e.g., number of calls, conversion rate, appointment setting success).
  • Collaboration:
    • Work closely with the land acquisition team to ensure seamless handoff of qualified leads.
    • Participate in team meetings and provide feedback on lead quality and campaign effectiveness.

 

Key Skills and Qualifications:

 

  • Communication Skills:
    • Excellent verbal communication skills in both English (B2 level) and Arabic.
    • Ability to engage and build rapport quickly with property owners. English should be clear, without a heavy accent.
  • Real Estate Knowledge:
    • Basic understanding of the land market, property types, and real estate transactions.
    • Previous experience in real estate, land wholesaling, or related fields is preferred.
  • Sales Experience:
    • Proven track record in sales or cold calling, preferably within the real estate or land wholesaling industry.
    • Ability to handle objections and rejections professionally and persistently.
  • Technical Proficiency:
    • Familiarity with CRM systems (e.g., GoHighLevel, DealMachine).
    • Proficiency in using Google Sheets for data tracking and reporting.
    • Experience with calling software or tools.
  • Adaptability:
    • Ability to adapt to changing market conditions and client needs.
    • Strong problem-solving skills and the ability to think on your feet.
  • Organizational Skills:
    • Excellent time management and organizational skills.
    • Ability to manage multiple tasks and prioritize effectively.

 

Expectations and Metrics:

 

  • Performance Metrics:
    • Number of outbound calls made per day: target 500 calls/day.
    • Conversion rate of calls to appointments: target 15%.
    • Number of appointments set per week: target 10 appointments/week.
    • Accuracy and completeness of CRM entries.
  • Tools and Software:
    • CRM System: GoHighLevel.
    • Lead Generation and Management: DealMachine.
    • Data Tracking and Reporting: Google Sheets.
