Job Description
Job Purpose:
The Facility Manager is responsible for ensuring the efficient operation, maintenance, and soft services of the commercial building. This includes managing all facility services, supervising maintenance staff, coordinating with contractors, ensuring compliance with health, safety, and environmental regulations, and providing a secure, clean, and fully operational environment for tenants and visitors.
Key Responsibilities:
Operations & Maintenance
Oversee day-to-day facility operations including electrical, mechanical, HVAC, plumbing, elevators, fire systems, and security systems.
Plan, schedule, and supervise preventive and corrective maintenance.
Manage energy consumption and ensure efficient utility usage.
Ensure cleanliness and sanitation of all common areas and facilities.
Tenant & Stakeholder Management
Act as the main point of contact for tenants regarding facility-related issues.
Respond promptly to tenant service requests and ensure timely resolution.
Maintain strong relationships with vendors, contractors, and service providers.
Health, Safety & Compliance
Ensure compliance with building codes, safety regulations, and environmental standards.
Conduct regular safety inspections and emergency preparedness drills.
Implement and monitor fire safety, security, and access control procedures.
Financial & Administrative
Prepare and manage facility budgets (OPEX & CAPEX).
Monitor expenses and ensure cost-effectiveness in facility operations.
Negotiate and manage contracts with suppliers and service providers.
Maintain accurate records of facility operations, inspections, and maintenance logs.
Team Management
Lead and supervise facility staff, including maintenance technicians, cleaners, and security personnel.
Provide training and development to enhance team efficiency and service quality.
Develop duty rosters and monitor staff performance.
Job Requirements
- Bachelor’s degree in Engineering, Business Administration, or related field.
- 7+ years of experience in facility management, preferably in commercial buildings.
- Strong knowledge of building systems (HVAC, MEP, BMS, and fire systems).
- Familiarity with HSE regulations and compliance requirements.
- Excellent leadership, negotiation, and communication skills.
- Strong budgeting and contract management skills.
- Ability to work under pressure and handle emergency situations.
