We’re growing fast and need your help! Are you looking for a flexible, part-time opportunity (at least 20 hours per week) that allows you to work from home and still balance family commitments? We’re seeking a Self Storage Lead Development Rep to help fuel our growth by generating high-quality acquisition opportunities. This role is 100% commission-based, offering unlimited earning potential tied directly to your performance.
Your mission is to connect with mom-and-pop self-storage owners in the U.S. who are considering retirement or selling their properties. You will cold-call, qualify leads, and set appointments for our acquisition team to close deals. Mission
- Own the lead generation process
- Consistently filling our calendar with qualified acquisition discussions. By building strong relationships and identifying motivated sellers
- Contribute to the success of our team and the growth of our self-storage portfolio.
Daily Responsibilities
- Call self-storage facility owners and build rapport and trust.
- Conduct brief qualifications to determine their interest in selling.
- Schedule appointments with our acquisition team for deeper discussions.
- Maintain accurate records of call details, lead info, and progress in the CRM.
- Follow up with warm leads promptly (within 24 hours).
- Provide daily updates on progress and performance metrics.
Here’s why you DON’T want this job:
- No Guaranteed Paycheck: If you’re looking for a steady paycheck, this commission-based role won’t provide that. Your earnings depend on your performance. In a 100% commission environment, you need to hustle to create your own success. If you aren’t excited by the idea of working independently, taking ownership of your results, and pushing yourself to achieve without a guaranteed paycheck, this role won’t be a good match.
- You have to work U.S. CST (central time) hours (the investment partners are spread across PST west coast and EST east coast). We need to be able to get a hold of you quickly, include you in meetings, and get your help with urgent items in real-time.
- This is going to be a hard job. We’re going to expect a lot out of you. You'll need to work hard, fast, and smart. We don't want someone who hears that and thinks "Maybe I'm up for that." We want someone who hears that and gets excited by it.
- This isn't a "check in/check out" type of position: We’re looking for those rare types that actually love their work so much they think about it in the shower! In return, you'll be challenged with more growth opportunities than you've ever had in any other job.
- You're going to do grunt work: You’ll be making lots of cold calls and doing list-building, among other tasks. If you don’t enjoy rolling up your sleeves and doing whatever it takes to get results, this isn’t the role for you.
KPIs for Success
- Daily Outbound Call Volume: Minimum of 270+ calls per week
- Conversion Rate: Achieve a call-to-appointment conversion rate of 10%+
- Appointments per Week: Set up at least 1 qualified appointment per week
- Appointment Show Rate: Ensure that 70–80% of set appointments show up for scheduled meetings
- Follow-up Efficiency: Follow up with leads within 24 hours of CRM reminders
- Data Accuracy: Maintain 100% accuracy in CRM for all lead tracking and updates
Compensation
- 100% Commission: Earn a percentage of every successful acquisition or wholesale deal that originates from your efforts
- Acquisition Fee: 1% of the acquisition price for any property closed as a direct result of your appointments
- Wholesale Commission: 10% of the wholesale fee if the deal is assigned to another buyer and not acquired directly
- Significant earning potential based on the size and volume of deals
