Job Summary:
The Retail Leasing Specialist is responsible for sourcing, negotiating, and securing retail tenants for commercial properties, including shopping centers, strip malls, and mixed-use developments. This role requires market expertise, strong relationship-building skills, and an understanding of lease negotiation and retail trends. The specialist will work closely with landlords, brokers, legal teams, and tenants to drive occupancy and maximize property value.
Key Responsibilities:
- Identify and secure prospective tenants for retail spaces within assigned properties or portfolios.
- Negotiate lease terms and conditions in alignment with company guidelines and market conditions.
- Develop and maintain relationships with national, regional, and local retailers, brokers, and industry contacts.
- Conduct market research and competitive analysis to identify trends, rental rates, and potential tenants.
- Collaborate with the property management, marketing, and development teams to ensure lease execution and tenant fit.
- Prepare and present leasing proposals, financial models, and occupancy reports to stakeholders.
- Maintain accurate records of all leasing activities, including deal sheets, LOIs, and executed leases.
- Participate in trade shows, networking events, and other industry functions to build market presence.
- Monitor lease expirations and proactively address renewals or re-tenanting strategies.
- Ensure all lease documentation is completed in a timely and compliant manner.
Job Requirements
Qualifications:
- Bachelor’s degree in Real Estate, Business, Marketing, or related field (or equivalent work experience).
- 1-3 years of experience in retail leasing, commercial real estate, or tenant representation.
- Proven ability to negotiate retail lease agreements and close deals.
- Strong understanding of retail trends, tenant mix strategies, and market analytics.
- Excellent communication, presentation, and interpersonal skills.
- Proficient in Microsoft Office and CRM or lease management software (e.g., VTS, MRI, Yardi).
- Real Estate License (as required by local regulations) is a plus.
