Job Description
- Act as the technical arm with the main duty of securing the project designs that align with the project's vision and business case while ensuring full compliance with relevant codes and regulations.
- Manage the design review team daily, ensuring adherence to the design review process and application of technical standards.
- Study and respond to RFIs from construction sites and design consultants promptly.
- Work closely with the design management department to ensure adequate design packages for all trades and consultants.
- Collaborate with design consultants throughout all design stages, reviewing their deliverables with team members in their respective areas.
- Report on the technical capabilities of design consultants and participate in their selection during design bids.
- Coordinate with the projects control department to ensure the received designs align with the allocated budget, and conduct value engineering sessions to reduce the design budget when necessary.
- Perform technical evaluations for received design offers and packages.
- Review received packages to ensure there are no discrepancies among them (drawings, specs, and BOQs).
- Review technical brand standards, space programs, and FF&E concepts, and communicate these requirements to the relevant design consultants.
- Manage the process of issuing ministerial decrees and building permits, including the preparation of required documents and packages, and liaise with relevant authorities.
Job Requirements
- Demonstrated leadership skills, fostering teamwork to achieve results.
- Proven ability to lead large teams of engineers, effectively assigning tasks in a timely manner.
- Architectural background with extensive technical design experience in real estate development.
- Comprehensive knowledge of various engineering trades and substantial experience in coordinating among them.
- Over 15 years of total experience, including 5 years with a real estate developer.
- Excellent communication skills for engaging with all stakeholders.
