Job Summary:
The Electrical or Mechanical Maintenance Engineer with a facility management background is responsible for the overall maintenance, troubleshooting, and repair of all electrical or mechanical systems within a commercial, industrial, or residential facility. This role ensures optimal performance, energy efficiency, and compliance with all safety and regulatory standards, contributing to a well-maintained and functional environment for occupants and operations.
Qualifications:
- Education: Bachelor's degree in Electrical Engineering or Mechanical Engineering.
- Experience: Minimum of [X] years of experience in electrical or mechanical maintenance within a facility management environment. Experience in commercial, industrial, or healthcare facilities is highly desirable.
- Technical Skills:
- Strong knowledge of HVAC systems, plumbing, electrical distribution, lighting, fire suppression, and other relevant building systems.
- Proficiency in diagnosing faults and performing repairs on complex electrical or mechanical equipment.
- Familiarity with Building Management Systems (BMS) or Building Automation Systems (BAS).
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Knowledge of maintenance planning and scheduling software (CMMS - Computerized Maintenance Management System) is a plus.
- Experience with relevant software like AutoCAD, or other design/analysis tools (e.g., BIM) for senior roles.

Job Requirements
Key Responsibilities:
- Preventive and Corrective Maintenance:
- Develop, implement, and manage comprehensive preventive maintenance programs for all assigned electrical or mechanical systems (e.g., HVAC, chillers, boilers, pumps, motors, electrical distribution, lighting, fire alarm systems, generators, plumbing, elevators, BMS/BAS).
- Conduct routine inspections and audits to identify potential issues, wear and tear, and areas for improvement.
- Respond promptly to emergency breakdowns and service requests, diagnosing faults and performing efficient corrective repairs to minimize downtime and disruption.
- Maintain accurate records of all maintenance activities, including work orders, repairs, parts used, and equipment history.
- System Operation and Optimization:
- Monitor and optimize the performance of electrical or mechanical systems to ensure energy efficiency and cost reduction.
- Operate and troubleshoot Building Management Systems (BMS) or Building Automation Systems (BAS) to control and monitor building services.
- Analyze facility performance data to identify trends, recommend improvements, and implement solutions for enhanced efficiency.
- Project Management & Improvement:
- Collaborate with the Facility Manager on planning and executing facility improvement projects related to electrical or mechanical systems.
- Provide technical expertise and input for design, installation, and commissioning of new or upgraded equipment.
- Manage and supervise external contractors and vendors for specialized maintenance activities, ensuring adherence to quality standards and project timelines.
- Safety and Compliance:
- Ensure all maintenance activities comply with relevant health, safety, and environmental regulations, building codes, and industry standards (e.g., OSHA, NFPA).
- Implement and promote a strong safety culture among maintenance staff and contractors.
- Participate in the development and review of emergency preparedness plans.
- Documentation and Reporting:
- Prepare and submit detailed maintenance reports, checklists, and documentation for compliance, audits, and management review.
- Maintain up-to-date engineering drawings, specifications, and maintenance records.
- Inventory Management:
- Manage and maintain an organized inventory of spare parts, tools, and equipment necessary for maintenance operations.
- Submit requirements and justifications for resources as needed.
- Team Collaboration and Mentorship:
- Work collaboratively with other facility management staff, departments, and stakeholders.
- Mentor and guide junior technicians, fostering professional development and technical skills within the team (for more senior roles).
- Budget Adherence:
- Adhere to allocated budgets for facility expenditures and maintenance activities.
- Assist in budget preparation and cost analysis.
