Job Description
- Develop & monitor business plans for all assets, business lines, and greenfield project opportunities
- Manage greenfield projects throughout the development stage from concept initiation to property handover
- Perform all the market research relevantly and required for feasibility purposes
- Ensure business plans/feasibility studies & financial models are updated as required and communicate updated projections to Development, Technical, and Finance Teams
- Lead any required land acquisition for new projects, with the support of Finance and Legal and Technical departments
- Develop development briefs and asset business plans for greenfield projects with the support of various departments (Feasibility, Design, Technical, Sales& Leasing, Operations, Marketing, and Finance) and communicate them to the relevant Chief Officers
- Coordinate with the Design teams to ensure that the designs developed by external architects are in line with the project development brief and business plan
- Coordinate with the Technical teams to ensure that the plans developed are in the line with the project development brief and the approved designs
- Review project dashboards and identify any deviations from budget & time schedule
- Develop plans to address any identified deviations in coordination with Design (during Design and Pre-Construction Stage) and Delivery (during the Delivery stage), and escalate pending issues to the Development Manager & relevant Chief Officers
- Prepare launch plans for all residential projects in coordination with Project Directors
- Perform all necessary analysis required to make any decisions regarding strategy/land usages/investments/leasing
- Assist the Marketing team in requesting, reviewing and analyzing traffic reports for operational assets as well as comparable assets, when required
- Monitor performance of operational assets and assist in improving operational and financial performance
- Assist in transaction evaluation, due diligence
Job Requirements
- Three or four years of experience in a finance/business development/strategy business background, particularly on the quantitative side
- Experience in the real sector (corporate background/research/transactions) is preferred
- Strong financial modeling skills
- Strong communication, analytical, problem-solving & research skills
- Ability to work in a fast-paced environment with minimal supervision
