Objective / Summary
The Development Director is responsible for overseeing and coordinating all aspects of project development, from pre-development planning to final execution. This role involves strategic financial planning, ensuring alignment with market needs, optimizing design processes, and managing cross-functional teams. The Development Director plays a pivotal role in ensuring projects are delivered efficiently, meet quality standards, and align with company objectives.
Tasks and Duties
- Coordinate pre-development and development activities, including financial forecasting and budget management.
- Oversee the project lifecycle from briefing and concept design to construction, ensuring adherence to technical and financial requirements.
- Conduct market analysis and manage consultant selection with the best financial and technical offers.
- Participate in workshops and value engineering sessions to ensure cost-effective design compliance throughout different phases.
- Collaborate with on-site consultants to review and approve material samples and construction elements.
- Ensure the marketing department has all necessary tools and materials for effective promotional campaigns, including presentations, brochures, and sales materials.
- Support the sales operations team by reviewing and approving layout updates before client contract signing.
- Coordinate with the CRM department for reviewing and addressing client requests related to project development.
- Lead and closely oversee departments involved in the development process, ensuring smooth workflow and collaboration.
- Prepare and deliver presentations regarding project status to upper management for strategic decision-making.
Job Requirements
- Advanced Degree Preferred – A Master’s degree in Architecture, Civil Engineering, Urban Planning, Real Estate Development, or Business Administration is highly desirable.
- Extensive Industry Experience – Minimum 10+ years of leadership experience in real estate development, financial planning, project management, and market analysis.
- Proven Expertise in Large-Scale Developments – Demonstrated success in coordinating complex, high-budget development projects from inception to completion.
- Strong Financial Acumen – Expertise in budget forecasting, financial structuring, and cost optimization strategies to ensure project feasibility and profitability.
- Executive-Level Leadership – Ability to strategically oversee multidisciplinary teams and navigate cross-functional collaboration effectively.
- Regulatory & Compliance Knowledge – Comprehensive understanding of local and international real estate regulations, zoning laws, and urban planning standards.
