Job Description

  • Develop cost-effective real estate solutions in alignment with business needs including parameters for location, lease vs. own, length of lease term, financial commitment, exit strategies and operating expense budgets.
  • Acts as a single contact point for outside agents, retailers, and potential vendors/landlords.
  • Lead the Acquisitions Team in building a constructive and strategic relationship with Franchise partners while maintaining an up to date working knowledge of Franchiser areas.
  • Take charge of the Sites Acquisitions of the Company new units throughout all the Markets we operate in principally by overseeing the Identification and securing of sites to hand-over to Construction and pipe-line communication.
  • Drive the Site Acquisition Team in maintaining adapting and acquiring the best economical sites.
  • Maintaining awareness of new strategic developments and liaising with Market Planning.
  • Ensure new pipelines are well developed in advance to meet growth expectations
  • Review Market insights gathering and analysis to take effective steps to serve the company’s best interest.
  • Monitor Lease negotiation & signing
  • Ensure Accuracy in forecasting the number of new restaurants opening by period/year
  • Monitor and track the reported pipeline and forecasts on a monthly basis, Drive the setting of AOP and ensure accuracy of monthly Fits tracking reports.
  • Maintaining a regular schedule of meetings with appropriate Acquisitions. FBM Team Members and their agents & management of the equity Development pipelines.
  • Oversees the assessment of sites,
  • Direct real estate team in the prioritization and Identification of sites and their negotiations, ensuring financial viability and reviewing feasibility studies, assessing planning probabilities then managing the planning and legal process for acquisitions.
  • Drive the IC Tour and IC Meeting process, including setting IC agenda, dissemination of minutes and correspondence.
  • Formulate pipe-line reports together with information dissemination throughout various brands.
  • Ensure accurate production /issuance of IFA documentation by closely working with Franchise Operations Team.
  • Oversee Real Estate managers and Market analysis across different clusters
  • Review and approves succession planning for relevant key positions to comply with the succession planning process
  • Accountable for ensuring the first and second line of successors are prepared for identified critical and key roles/positions to ensure timely readiness of employees to assume those roles

Job Requirements

Education:

  • BSc Degree
  • MBA is an asset

Experience:

  • 10+ years of solid experience within a retail real estate management environment

Knowledge:

  • Solid knowledge of real Estate Management procedures and requirements in the retail industry.
  • Proficiency in real estate financial analysis discounted cash flows and analysis of real estate market data.
  • Understanding and working knowledge of real estate investment principles.

Skills:

  • Strong organizational, problem-solving and analytical skills.
  • Business acumen and excellent communication and negotiation skills
  • Strong people leadership and change management skills required
  • Proven efficiency in dealing with complex matters with multiple stakeholders and forces
  • Proven resources management, people management, and leadership skills
