Job Description
We are seeking a highly skilled and proactive Maintenance and Operation Manager to oversee the maintenance, repair, and operational functions. The ideal candidate will be responsible for ensuring the mall's infrastructure, facilities, and equipment are well-maintained, safe, and operationally efficient. This role involves managing a small team of maintenance staff, coordinating with external contractors, clients, and ensuring compliance with safety regulations and standards.

Key Responsibilities:
Maintenance Management:
- Develop and implement a comprehensive preventive maintenance schedule for all mall facilities, including HVAC, electrical, plumbing, and structural systems.
- Perform routine inspections and ensure timely repairs of all equipment and infrastructure.
- Maintain records of maintenance activities, inspections, and repairs.
Operational Management:
- Oversee daily operational activities to ensure the smooth functioning of the mall.
- Coordinate with tenants and address their maintenance and operational concerns promptly.
- Ensure that all common areas, including restrooms, hallways, and parking lots, are clean and well-maintained.
Team Management:
- Supervise and provide direction to maintenance staff, including assigning tasks, providing training, and conducting performance evaluations.
- Coordinate with external contractors and service providers for specialized maintenance and repair work.
- Ensure that all team members adhere to safety protocols and procedures.
Budgeting and Reporting:
- Prepare and manage the maintenance and operations budget, including forecasting costs and tracking expenditures.
- Generate reports on maintenance activities, operational performance, and budget status for review by the General Manager.
- Identify opportunities for cost savings and operational efficiencies.
Safety and Compliance:
- Ensure compliance with all local, state, and federal regulations related to building maintenance and safety.
- Conduct regular safety audits and drills to ensure the preparedness of the maintenance team and mall staff.
- Respond promptly to emergencies and coordinate with relevant authorities as needed.
Qualifications:
- Bachelor’s degree Engineering is a MUST.
- Minimum of 5 years of experience in facility maintenance and operations, with at least 2 years in a supervisory role.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and structural components.
- Excellent problem-solving skills and the ability to manage multiple priorities in a fast-paced environment.
- Strong leadership and team management skills, with the ability to motivate and develop staff.
- Proficiency in using maintenance management software (CMMS) and other relevant tools.
- Excellent communication and interpersonal skills.
- Ability to respond to emergencies outside of regular working hours.
- The role requires sometimes to be on-call for emergencies and may involve working evenings, weekends, and holidays if needed.
