Job Description

OVERALL RESPONSIBILITIES

  •          Planning, Scheduling & Baseline Management:

  •    Develop, maintain, and update the fully integrated, resource-loaded Master Project Schedule (Level 3-4) using Primavera P6, meticulously mapping the entire lifecycle of the 5-star Hilton Grand hotel project (from enabling works and core & shell to high-end interior fit-outs, commissioning, and operator handover).

  •     Establish the project baseline schedule and monitor progress against it, identifying and analyzing any variances that could impact the developer’s commercial targets or the hotel's targeted opening date.

  •    Work closely with the supervision consultants, main contractors, and procurement teams to ensure that all activities, milestones, and constraints especially long-lead items for luxury FF&E (Furniture, Fixtures, and Equipment) and OS&E (Operating Supplies and Equipment)-are accurately reflected in the schedule.

  •    Prepare and issue short-term look-ahead schedules (e.g., 2-week and 8-week look a heads) to guide site activities and align them with the overarching Hilton brand standards and commissioning sequences.

  •          Reporting, Forecasting & Control:

  •    Prepare and present regular, detailed executive project status reports, including S-curves, progress dashboards, and narrative reports for the Developer's Project Board and senior management.

  •    Analyze schedule data to accurately forecast project completion dates, phased handovers, and key operator milestone achievements.

  •    Perform rigorous "what-if" scenario analysis to assess the schedule impact of proposed design variations, procurement delays, or acceleration strategies, ensuring the project's commercial viability remains intact.

  •          Delay, Claim Analysis & Commercial Support:

  •    Maintain accurate, contemporaneous records of all events that cause disruption or delay to the project, safeguarding the developer’s interests at all times.

  •    Perform forensic schedule analysis to determine the cause and effect of delays and to quantify their impact on the critical and near-critical paths.

  •    Prepare detailed schedule narratives, Gantt charts, and schedule fragments to evaluate, counter, or defend against contractor Extension of Time (EOT) claims and disruption claims.

  •    Work in close collaboration with the Contracts Administrator, cost team, and Technical Office Manager to provide the necessary schedule-based evidence for all contractual claims and dispute resolutions.

  •          Coordination & Stakeholder Management:

  •    Lead planning and progress review meetings with tier-one contractors, international supervision consultants, and the internal project team.

  •    Interface with Hilton's technical services and operational teams to ensure all schedule sequencing accommodates Front-of-House (FOH) and Back-of-House (BOH) operator requirements, mock-up approvals, and final operational readiness testing.

  •    Clearly communicate schedule status, critical issues, and recovery plans to all project stakeholders, decisively driving consensus and mitigation actions.
