Job Description
Job Purpose:
To support the Commercial Department in preparing, reviewing, and submitting all documentation related to project invoicing, variation orders (V.O), and final project close-out. The role focuses on ensuring contractual compliance, accuracy in invoicing, and timely coordination with stakeholders for lump-sum and remeasured contracts.
Key Responsibilities:
???? 1. Subcontractor Close-Out Documentation:
Coordinate with technical and site teams to compile all required project closing documents.
Ensure inclusion of:
- IRs (Inspection Requests)
- MRs (Material Requests)
- Approved shop drawings and submittals
- Progress Reports
2. Final Project Handover Package:
Prepare and deliver:
- T.O.C (Taking Over Certificate)
- Approved As-Built drawings and related documents
- Full documentation aligned with project scope for client approval
- Ensure completeness and consultant/client validation.
3. Variation Orders (V.O):
- Identify scope deviations or undocumented work affecting cost or timeline.
- Prepare and submit V.O pricing based on:
- BOQ rates
- Market rates (if items are missing or new)
- Analysis of approved design and client instructions
- Ensure that all supporting documents are submitted to justify claims.
4. Contractual Awareness & Claim Management:
- Understand and apply terms from Lump-Sum and Remeasured contracts.
- Coordinate with the QS and finance team to ensure accurate invoicing and compliance.
- Report any potential claims, scope changes, or payment risks proactively.
Job Requirements
Qualifications & Skills:
- Bachelor’s Degree in Architecture, Civil Engineering, or equivalent.
- Minimum 2 years' experience in a similar role with a main contractor in fit-out or D&B projects.
- Strong understanding of contractual types and their implications on commercial processes.
- Proficient in Microsoft Excel, AutoCAD, and document control tools.
- Strong communication, organizational, and documentation skills.
- Fluent in Arabic & English.
- Previous experience working with variation orders, interim/final invoices, and contract close-out procedures.
- Familiarity with working under consultants and delivering handover documents.
