Site Architect, Construction Manager & Project ManagerFull Time

• Job Details:Reviewed pre-qualifications of contractors and sub-contractors and inspected their completed projects, showrooms or factories to confirm technical competence. Reviewed contract documents (drawings, shop drawings, specifications and contract documents) for red-flags and reviewed " mock ups " and " progress work " against contract documents. Assisted on issues raised by contractors (e.g. time extensions, change order requests and variations) and notified Resident Engineer. Reviewed items in contractor's construction schedule (CCS), coordinated with Planning Engineer (e.g. shop drawing submittal log, procurement schedule and material submittal log) for approval. Executed and accomplished project plans by formulating staffing estimates and reviewing construction documents while attaining client goals and observing construction to ensure quality assurance and quality control through tests, warranty, proper protection and storage, and contractor's submittals. Purposely equipped contractors with active guidance concerning schedule, procedures, scope of work, technical requirements, elucidation of specifications and drawings. Evaluated contractor's plans, methods, equipment, staffing and productivity while isolating and reporting discrepancies in original design. Sequentially arranged project activities to coincide with key milestones. Negotiated payment of invoices and contributed to technical assessment of potential bidders, and endorsed shortlists of qualified contractors. Proactively reviewed proper health and safety procedures of all on-site personnel, reported any safety violations to the Resident Engineer or Safety Inspector. Carefully reviewed as- built drawings for contract compliance.

• Job Details:INITIATE PROJECT 1. Initiate project with proposals, high level scope, schedule and budget estimates. Create initial program requirements. 2. Review and assess city, county, state and federal codes for new projects, prepare a code summary (matrix) pertaining to project and recommendations to resolve code constraints. 3. Prepare conceptual and schematic designs and presentations communicating initial program requirements. Promote architectural interests of the primary stakeholders in meetings. DEVELOP PROJECT PLAN 1. Prepare project plan with a scope, schedule, budget, quality, risk, communication, stakeholder, human resource and procurement management plans. 2. Plan and schedule work, and, as applicable, determine work load and assignments of group. Provide leadership and direction to team by out-lining methods of approach and indicating critical areas and priorities to meet established deadlines. 3. Analyze data pertaining to client requirements to assist in the definition of technical aspects of detailed scope of work. 4. Coordinate with consultants the development of design specifications, and ensure adequate information is provided for clarity of interpretation of the scope. 5. Write construction specifications and prepare detailed requisitions for equipment and materials. MANAGE AND EXECUTE PROJECT PLAN 1. Perform a wide variety of difficult architectural assignments at a senior level, by applying architectural design standards, practices, and techniques. Developing creative architectural solutions. 2. Supervise preparation of schematics, design development and construction documents and obtain client sign off for each stage. 3. Review different disciplines so construction documents coordinate. 4. Identify and make recommendation to Architectural design team issues that arise during construction. 5.
