• Job Details:Schematic Design Phase Prepare and submit the Schematic Design Documents, Preliminary Specifications, Schematic cost estimate and schedule for review and approval Components to include: site plans, paving layouts, traffic circulation floor plans, building circulation exterior elevations, rendering and color palette critical building sections and details Relevant right of way information such as easements, building set backs etc. Design Development Phase Prepare and submit sets of Design Development Documents including Detailed Specifications, Cost Estimate and Schedule for review and approval Components to include: Site plans, paving layouts, traffic circulation, lighting, signage and utilities Floor plans, Structural, Architectural, and landscaping Exterior elevations, rendering and color palette Building sections and details Interior elevations Drainage Study Construction Documents Phase Provide Construction Administration. Preparing, review, log and approve submittals, shop drawings, Request for Information etc. Review Construction Materials Testing reports. Review and approve applications for payment. Provide Field Services for entire construction period Architect’s Construction Administrator to conduct a site visit a minimum of one times per week, including observation of structural concrete placement, underground piping installation and inspections, mechanical/electrical/plumbing cover-up, masonry installation, ceiling cover-ups, etc.
