I cover our biggest investment and land piece Marassi, North Coast, a 6.5 million sqm and investment cost exceeding EGP 20billion, my responsibilities starts with business modeling for new or existing projects, updating the business models on a quarterly basis, updating the cost of the business model after the awarding process, seeking the business options to maintain the profit margins if the cost of construction increased, building pricing models to price each unit in the project, review the prices after each launch to manage the demand and supply to make sure the absorption rate is equivalent among each product in the project and to enhance the absorption rate and to avoid ending up with stock in a certain type or product, creating inventory report for every project on a monthly basis, studying the inventory to make sure the inventory is balanced and has an equivalent amount of each product, studying the reasons of any slowdown in any product and finding solutions to increase its marketability. Work and cooperate with different departments to collect data to monitor, analyse performance and report it to the top management either in Egypt or Emaar Dubai. (example: land to develop, SPV's and JV's...etc.) • Taking place with the development team in issuing development briefs which is a document that summarizes the development strategy for a specific area of the development within a coming period of time, this document summarizes the commercial, design, marketing and financial strategy which is to be carried on eventually. • Using Oracle in uploading/updating any data related to pricing of units (residential/commercial). • Taking place in addressing adhoc tasks required by Emaar Misr’s management or from the corporate office of Emaar Dubai.
