• Job Details:Key Responsibilities: 1. Conducted asset registration for all equipment on site and developed a comprehensive snag list for the building. 2. Prepared and implemented a detailed annual preventive maintenance plan specific to the building's systems. 3. Supervised a team of 3 supervisors and 31 technicians across various disciplines: electrical systems, low current systems, substation power, HVAC, elevators, plumbing, carpentry, painting, and general helpers. Oversaw both technical operations and administrative tasks such as payroll and leave management. 4. Supervised periodic preventive maintenance activities and ensured timely response to breakdowns and tickets raised by the facilities management team. Monitored site inspections and equipment status regularly. Implemented a daily walkthrough system to check the condition of building systems and followed up on findings. 5. Managed spare parts inventory: identified building requirements, ensured availability, and coordinated with the client for procurement. 6. Submitted quotations to the client for spare parts, repairs, and maintenance visits. 7. Supervised four external vendor companies contracted for maintenance; ensured adherence to planned visit schedules and compliance with preventive maintenance contracts. 8. Controlled and organized the building’s maintenance budget; provided regular reporting to the project manager. 9. Delivered monthly maintenance and quality reports to the client. 10. Issued monthly maintenance invoices accompanied by detailed service reports and vendors’ documentation.
