General
• Agrees on individual performance goals, deliverables for Property Management team including rate setting, lead generation, lease negotiation, legal issues, contract, payment terms and occupancy targets ensuring targeted revenues are achieved.
• Day-to-day implementation of policies, procedures and programs that will assure a well-managed, well maintained building, placing maximum emphasis on positive responses to the concerns and needs of the tenants, environmental health and safety, and quality programs in coordination and conjunction with the Owner’s goals and objectives. In absence of Executive staff, I provide in-charge responsibilities for the property. These responsibilities include being on-call 24 hours, managing and delegating maintenance staff and contractors in site.

Property Management
• Provide excellent tenant service. Respond to tenant requests or and problems in a timely and courteous manner, and generate work orders directed to vendors, procurement committee or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is emergency coverage for the property at all times.
• Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
• Establishing Property Management Plan, Preventative Maintenance Policies and Procedures and Property Operations Manual and maintain the master checklist and Issuing monthly and annual property reports.

Leasing
• Undertake initial negotiations with prospective tenants and finalizing the deal in line with the approved budgeted revenue.
• Prepare regular leasing Contracts and reports

Operational Management
• Day to Day operations
• Manages and negotiates all legal disputes with tenants or and Landlords, this includes referring to and liaising with the in-house or external legal advisor (as appropriate) to minimize rate of bad debts or any other claims
• Designs, communicates and implements operational policies and guidelines for the tenants.

Project and Property Development
• Evaluating new property investment opportunities (example; Government announced tenders), conducts detailed market analysis, prepares feasibility reports, investment structures and Joint Venture agreements (Project Qualifications, Project Technical Proposal, Project Commercial Study and Project Recommendations).

Public Relation (PR)
• Manage documents related to DED (Department of economy and development) for centers and some tenants.
• Visiting Municipality to apply, get update, deliver & receive transactions. Also to meet with investment ADM team to discuss current & future opportunities.
• Writing and editing Real Estate internal and outgoing corresponds (Arabic & English).
• Liaising with tenants & landlords in all matters related to authorities including Health authority, Food control, ADM, Civil defense, DED, UPC (urban planning consul) & third party contractors.

Relationships & Customer services
• Managing large amount of incoming calls and emails.
• Build sustainable relationships with trust with tenants, landlord, third parties & clients.
• Using the right and correct information to reach nothing but full accuracy.
• Regularly meet with centers service providers and tenant.
• Take extra mile to keep good relationship with everybody.
