Job Description

  • Recognizes requests from the Client for services that fall outside the scope of work agreed upon in the contract.
  • Assumes responsibility for the administration of contracts, including the pre-qualification of Contractors and recommendations for their selection.
  • Assists COSMOS site personnel in analyzing claims made by contractors.
  • Reviews claims made by the Client.
  • Monitors construction progress to ensure timely completion and promptly reports any delays. Coordinates with the Scheduling Department to devise catch-up strategies.
  • Tracks the Client's payment performance to contractors.
  • Maintains accurate contract records and ensures compliance with the terms and conditions of the contract.
  • Facilitates negotiations of all contracts.
  • Provides interpretation of contract provisions for the resolution of claims and inquiries submitted by contractors.
  • Receives requests, solicits estimates, updates records, and processes paperwork for approval of work not originally included in the contract. Obtains approval for contract modifications.
  • Oversees compliance with contractual requirements to ensure that all conditions are met before approving the final invoice.
  • Initiates and/or participates in meetings with contractors to address contractual issues, as requested by the Construction Project Manager.

Job Requirements

  • Bachelor of Degree in an Engineering Discipline and/or construction management
  • 3-5   years of relevant experience
  • Excellent organizational skills
  • Excellent Communication Skills.
  • Demonstrates knowledge of commonly used contract types such as firm-fixed-price, labor-hour, and cost type contracts.
  • Exhibits knowledge of the laws and ordinances that regulate building construction.
  • Possesses strong analytical skills for claims analysis.
  • Demonstrates proficiency in using computers for data and word processing.
  • Exhibits meticulous attention to detail when preparing records, reports, and notices.
  • Demonstrates skill in compiling, organizing, analyzing, and interpreting data.
  • Displays proficiency in analyzing information, problems, conditions, situations, policies, and procedures.
  • Demonstrates excellent writing skills for preparing clear and concise descriptions, reports, and recommendations.
  • Possesses strong reading comprehension skills for understanding contracts, ordinances, legislation, policies and procedures, directives, and manuals.
  • Displays excellent listening and interpersonal skills.
  • Shows the ability to identify deviations from contract specifications and provisions.
  • Demonstrates effective communication skills.
  • Displays tact and diplomacy when dealing with difficult or sensitive situations.
  • Maintains confidentiality when appropriate, particularly when handling business and sensitive issues.
  • Works effectively as part of a team to achieve team and business goals.
  • Demonstrates the ability to work independently, efficiently, and effectively without supervision.
