Job Description

  • Develop, oversee and deliver quality FM services
  • Manages and ensure site performs all work related to the maintenance of infrastructure including but not limited to HVAC, plumbing, electrical, custodial and mechanical equipment’s.
  • Ensure maintains equipment by closely monitoring and completing necessary servicing /repair as required. Also maintains accurate records of all PPM schedule conducted.
  • Oversees and provides measuring equipment’s, custodial needs to all coordinators and supervisors.
  • To assist the company in the financial management of the contract through the preparation of service charge budgets, the monitoring of agreed budgets to pre-defined limits
  • Ensure work related to contractors and vendors as they relate to maintenance are supervised.
  • Manage the delivery of all soft and hard services
  • To regularly liaise with occupiers and provide advice and guidance in connection with the day-to-day physical operation of the building.
  • Develops and manages the facility in request to work order system. Assigns tasks to appropriate team member and arrange minor works and issue permits.
  • Assist and liaise with Client surveyors/architects/consultants on major works
  • Comply, manage, instruct and lead the on-site FM team, service provision and contracted service providers against contracted SLAs and KPIs.
  • Respond to changes in client and occupier requirements as agreed via the appropriate authorization process
  • To line manage and be directly responsible for junior site-based staff (Facilities coordinators and Non Managerial) and their assessment, training and development
  • Establish and implement high quality health and safety arrangements, in accordance with best practice guidelines
  • To maintain, test and implement disaster planning procedures to cover all emergencies. To be responsible for and to ensure that adequate provision is made for emergency and out of hours cover and to actively participate in resolving issues, where necessary.
  • Establish and maintain proper records in accordance with best practice requirements.
  • Provide solutions and ensure all heating, ventilating, mechanical and electrical equipment’s in the building are working perfectly.
  • Implement the planned preventive maintenance (PPM) on schedule
  • Actively participate in facilities management meetings and training and development exercises.
  • Implement HSE procedures for handling, storing, safekeeping, and disposal of hazardous materials.
  • Responsible for routine correspondence using standard documents and templates as appropriate.
  • To keep all client-required reporting systems up to date, as necessary.
  • Implement energy management system and performance improvement initiatives
  • Conserve energy consumption whenever possible
  • Ensure that subordinates comply with company's energy policy, procedures and Energy management system requirements.
  • Participate in Emergency and First Aid
  • Report near misses and incidents
  • Participate in HSE & Cross-Functional meetings as required.

Job Requirements

  • Minimum 10 years experience in construction or maintenance out of which 5 years in management experience with a multi-national work force .
  • Excellent knowledge of all construction trades .
  •  Health and safety training
  • Knowledge in ISO 9001:2008/OSHAS 18001/ISO 14001
  • Degree in Engineering, construction management, business administration or equivalent
  • Preferably a member of the British Institute of Facilities Management (BIFM)
