Job Description

Job Purpose: 

Provide financial support to the finance team on real estate project transactions including cash flow modeling, data collection, P&L assessment, benchmarking, and reporting for necessary and further effective business decision-making.

Main Responsibilities:  

  • Build the financial modeling based on entire work assumptions to maintain accurate financial indicators.
  • Assist in evaluating potential investments with financial underwriting, research of the market, and property condition analysis.
  • Ensure the development of high-level and detailed feasibility studies and financial models for all project opportunities.
  • Develop and maintain an analytical dashboard to monitor business performance and development effectiveness.
  • Follow up, ensure, and communicate frequent and regular updates of all feasibility studies.
  • Prepare cash flow projections and analysis to assist in due diligence.
  • Present and explain any assumptions and results in Feasibility Study deliverables.
  • Assists in the preparation of investment committee scenarios and related materials
  • Analyze costs, pricing, variable contributions, sales results, and the company’s actual performance compared to the business plans
  • Engage consultants, contractors, and third-party service providers necessary for due diligence in the investment of an existing building or new development, and review reports and provide feed
  • Generate all frequent reports for discussion and further actions.
  • Create, maintain, and update financial models as necessary.
  • Keep updated on real estate market status and any relevant financial modeling in the business process.
  • Visit properties as necessary.

Job Requirements

*Education: Bachelor of Commerce, Accounting, or relevant 

*Certification: CPA/CMA is preferable.

* Experience: 5-7 Years, 3 years at least in the Real Estate Developer industry is a must. 

*Skills: -Ability to analyze and evaluate property financial statements.

-Proficiency in Microsoft Office tools, specifically advanced Excel capabilities.

-Strong understanding of cash flow analysis and real estate investing, including pro forma forecasts, financial ratios, and rates of return.

-Experience writing high-impact, detailed reports summarizing the results of financial analysis and financial projections.
