Job Description
- The Maintenance Manager is generally responsible for supervising and following up on all the maintenance functions in the city under their supervision, and ensuring the frequent maintenance of public services for residential units and public buildings within the district including electricity networks, general lighting, and facilities reforms, through evaluating the progress of (the civil tasks, electricity, and facilities) in order to maintain the quality standards needed and ensure the best performance of all services.
- Supervise and coordinate all necessary activities of the Maintenance Department, including the maintenance and repair of parts and equipment.
- This will include the planning of preventive maintenance and the monitoring and interpretation of reactive maintenance.
- Responsible for supervising the coordination with government agencies represented in; Cairo Water Company, North Cairo Electricity Distribution Company, Telecom Egypt, Sewage Authority, etc. located within the city or within its governorate to ensure the provision of distinguished service to the residents and maintenance of district facilities.
- Ensuring readiness and availability of all systems on a 24/ 7 basis as per Service Level Agreements.
- Ability to instill, maintain and enforce high safety awareness, company policies, and preventive maintenance attitude.
- Recommend measures to improve maintenance methods, equipment performance, and quality of operations.
- Develop maintenance procedures and ensure implementation. Plan and oversee all repair and installation activities.
- Monitor equipment inventory and place orders when necessary.
- Monitor expenses and control the budget for maintenance.
- Manage relationships with contractors and service providers.
- Keep maintenance logs and report on daily activities
- Ensure health and safety policies have complied
- Optimizes expenditures and profitability by implementing sound business practices.
- Responsible for employee development including hiring, recognition, discipline, and termination processes.
- Identifies, tests, and implements technological advances in support of city operations.
- Establishes process performance metrics; tracking, analyzing, and reporting performance in terms of quality, safety, cost, and customer satisfaction. Takes corrective action to bring about required change and ensure contract requirements have been executed at a level above the specified standards.
- Performs other duties as required.
The caliber of this position is responsible for all maintenance work in the city facilities and services, including but not limited to the following:
- Maintenance and operation of all networks of water, sewage, fire, electricity, and irrigation in the district.
- Maintenance and operation of public buildings, apartments, and villas in the district.
- Receiving residential buildings, roads, and public corridors from contractors in the district.
Job Requirements
- Graduate from an Engineering University Mechanical /Electrical /civil Department.
- 15- 18 years of proven experience in operation and maintenance preferably in the Residential Sector.
- Some knowledge of project management PMP, FMP, CMMS.
- Some level of analytical skill.
- Familiarity with key performance indicators concepts including financial ones.
- Excellent command of the English language.
- Excellent communication skills.
- Excellent organization skills.
- Excellent command of MS Office (Word, Excel, PowerPoint).
- Previous experience in managing big teams.
- Ability to prioritize and handle multiple tasks simultaneously, meet deadlines, and handle complicated details.
- Ability to work under pressure.
