Job Description
- Prepares and implements leasing plans to offset the market demands to achieve projected GLA, units’ occupancy and revenue targets.
- Conducts market researches in terms of current demand, customer preference, types, size, and location of the properties.
- Identifies the target list of prospective tenants locally and internationally according to the property positioning and the retail mix.
- Manages presentations, invitations and showing visits for retailers and prospect tenants, to generate new interest and work towards deal closure to meet revenue targets.
- Negotiates and finalizes lease terms and prepares proposals for new and existing tenants at rental terms and rates in line with the budget, to close new business and finalize renewal of existing lease contracts on time.
- Ensures that existing leases are renewed on time and that any changes in terms and conditions or rentals are correctly recorded, and rental is collected on time.
- Develops and applies the exit strategies for tenants no longer fitting the overall retail mix or mall positioning.
- Provides weekly/monthly/annual progress reports, on the current status of the business; comments on assessment of future market trends and prospects and proposes measures and strategies to achieve the projected target
- Reviews the actual performance against budget on a regular basis to ensure that projected occupancy and revenue targets are being achieved and examines the reasons in case of a shortfall and takes corrective measures to bring it back on target
Job Requirements
Academic
- B.Sc. of Business Administration or equivalent.
- MBA is a plus.
Experience
- Minimum 6 – 8 years of progressive experience in managing all aspects of Leasing function in a highly dynamic organization, preferably Retail / Large Shopping Malls / major Real Estate.
