Job Description

  • Responsible for overseeing all aspects of mall management including but not limited to leasing and tenant relations, business planning and financial management, facilities and operational management and control of all maintenance, inspection and safety functions.

Soft Service Management:

  • Direct and coordinate the activities of the staff and contract personnel and evaluate their performance.
  • Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
  • Meet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.
  • Confer regularly with community association members to ensure their needs are being met.

Contract Management:

  • Responsible for establishing SLAs and KPIs of the outsourced contractors and track performance levels of the contractor providing soft services against set KPIs and SLAs by routinely assessing performance against checklist, identifying defaults or shortcomings in service levels.
  • Solicit and analyze bids from contractors for repairs, renovations, and maintenance.
  • Contract with architectural firms to draw up detailed plans for new structures.
  • Review rents to ensure that they are in line with rental markets.
  • Determine and certify the eligibility of prospective tenants, following government regulations.
  • Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas.
  • Negotiate the sale, lease, or development of property and complete or review appropriate documents and forms.
  • Contract with architectural firms to draw up detailed plans for new structures.

Staff Management:

  • Direct and coordinate the activities of the staff and contract personnel and evaluate their performance.
  • Responsibility for management of the staff recruitment, selection, training/ development and succession planning as required for In-House and managing the outsourced contracting Supervisors and staff.

Supply Chain Management:

  • Daily management of sub-contractors, consumables and equipments.
  • Inventory management.
  • Responsible for implementation and monitoring of sub-contractor performance.
  • Development of contract delivery strategy, providing demonstrable operational benefits.
  • Purchase building and maintenance supplies, equipment, or furniture.
  • Act as liaisons between on-site managers or tenants and owners.

Service Standards:

  • Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
  • Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
  • Meet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.
  • Arrange necessary training to maintain / improve standards

Job Requirements

  • Bachelor Degree in a relevant field.
  • 5+ years of experience in the same position
