Job Description
- Ensure processes and communication strategies exist to help share information about operations and miscellaneous projects while seamlessly communicating deliverable(s) status to our clients.
- Oversee construction administration activities as instructed by the project lead, including monitoring construction progress and quality, coordinating funder contributions, administering the development budget, and coordinating contractor payments.
- Prepare and maintain project underwriting, including predevelopment budget, development budget, construction cost, operating budget, cash flow, and project timeline.
- Obtain all necessary permits and licenses and direct and supervise workers.
- Enhance efficiency through process improvement, and maintaining a heightened focus on quality and safety, while increasing profitability and ensuring high customer satisfaction
- Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out.
- Investigate current methods versus existing or future trends, and provide strategic recommendations on how they optimize our workforce.
- Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems
- Direct project leads and ensures all projects are completed on time, within budget, and according to pre-established specifications.
- Evaluate construction methods and determine the cost-effectiveness of plans.
- Direct acquisition of land for construction projects.
- Ability to analyze and interpret technical materials accurately and effectively
- Spend a significant time on-site to review methods and project management to understand what is working well and what needs short or longer-term improvement
- Responsible to finish the whole process of construction projects
- Review and provide recommendations to project lead for the negotiation of terms and conditions for various development-related agreements with project attorneys, including but not limited to architect and general contractor contracts, another contractor/consultant contracts, funder loan documents, etc.
- Responsible for monitoring and controlling all the construction activities.
- Responsible to submit a construction progress report as per the management request
