Job Description
- Responsible for all company’s activities including (maintenance, security, owners union, etc…)
- Responsible for reviewing outsourced maintenance and security sub-contractors tenders and assignments.
- Plan and coordinate all maintenance activities in the premises including analyzing equipment needs, reliability issues, developing preventive/predictive maintenance programs.
- Implements, manages and monitors the maintenance program (preventive and corrective).
- Timely check on firefighting equipment and develop procedures to enhance evacuation plans.
- Timely check the elevators and electrical equipment and monitor the maintenance schedule.
- Assures compliance and reliability of maintenance program by monitoring performance data over time and maintaining key performance indicators to provide a basis for monthly reporting of metrics and process improvement.
- Supervise and direct in the daily activities of the maintenance staff for implementation of new (start-up) or modification of existing equipment, systems, utilities and facilities.
- Develop and supervise maintenance schedules, allocate the workload and enforce them among maintenance staff.
- Prepares cost estimates for maintenance plans.
- Perform facilities operating expense tracking and project accounting, tracking of invoices, report writing and work order record closeout in a timely manner.
- Supervising multi-disciplinary teams of staff including cleaning, maintenance, grounds and security.
- Respond to emergency calls for maintenance 24/7.
- Reviews bids for equipment and services received and make recommendations.
- Responsible for owners union and responding to their inquiries.
- Implement a training program for maintenance staff across all sites and develop performance and efficiency.
- Assures adherence of trees trimming and landscape for all projects.
- Set security plans and allocation of security staff and equipment.
- Supervise and direct on security plans implementation.
- Responsible for health and safety plans and implementation across all fields.
- Assures compliance and reliability of security measures across all sites and locations by unplanned site visits and take corrective measures
Job Requirements
- Technical Military College graduate is a must.
- Bachelor of engineering (civil or Architecture).
- Age preferred to be (45-50) years old.
- Good command of English language.
- Proficiency in MS Office Excel and Word.
