Job Description
- Manage the design process and qualify, appoint and direct Project Manager (where applicable), Project Engineer and different consultants through the Pre-Concept, Concept, Scheme and Detailed Design stages including full design of every part and component of the project by collaboration of all concerned parties.
- Interface with different stakeholders and consultants to obtain their requirements and ensure the timely communication of project information, materials and relevant data to different parties.
- Advise on the general approach to the layout, design and construction; and provide necessary documents to obtain required statutory approvals.
- Prepare / oversee the preparation of design briefs, studies of user requirements, technical aspects, site conditions, planning, design and building in use etc as necessary; and give appraisals and recommendations.
- Obtain stakeholders approvals on different design stages and confirm cost and program compliance with investment case and to present designs.
- Oversee the preparation of, review and approve Tender Documents including drawings specifications, BoQs and any relevant production information in sufficient detail; hold pretender briefing for potential contractors to ensure they have a good project understanding; and obtain AsBuilt drawings following the practical completion of the project.
- Interface with Operations team to obtain Operations Design input and develop Operational / Maintenance Strategy.
- Interface with the Commercial Management team to procure different services; manage RFPs under DM instructions; prepare tender documentation; manage cost engineering; negotiate contracts; approve and apply payments; and provide services and reports including change management; contract administration advice, and settle final consultants accounts to ensure transparency and adherence to AFGRE policies and procedures through different project stages.
- Provide the Marketing team with project information and graphic materials to develop and implement Marketing Strategy.
- Interface with the Sales and Leasing team to obtain Market Study and feedback and reflect the outputs on the project designs.
- Follow up and provide the Tenant Coordination team with necessary information to develop Project Handbook, Design Manuals and Fitout Guides;
- Report on development and monitor the unit performance against the vision and KPIs for the project.
Job Requirements
- You should have a bachelor's degree specialised in architecture / interior design. Masters degree is an asset. Project Management Professional (PMP) certification is a plus.
- Minimum of 12+ years relevant experience with a developer, with atleast 4+ years in a Design Management role at a developer / project management firm.
- Typically, has managed multiple projects simultaneously. Experience in pre - concept design stage through final design phase of the project.
- Experience working with local government authorities & regulations.
- Strong knowledge of digital imaging and/or project management software (i.e. Pro Design – Amtech, DIALux, AutoCAD / Revit, MS Project / Primavera).
- Familiarity with design standards, codes and practices.
- The Design Manager will have to demonstrate excellent leadership qualities, be customer focused and be able to handle multiple and often conflicting priorities.
