Job Description

  • Ensure that specialty leasing retailers and amenities enhance the appearance and values of the shopping center and meet its visual merchandising requirements and standards of professionalism.
  • Coordinate the execution of agreements with the General Manager and the licensee.
  • Develop and implement specialty leasing retailer action plans aimed at maximizing sales and increasing the center's value.
  • Assists in supervising, training, motivating, and supporting leasing consultants.
  • Manages and directs the daily activities of the leasing operations department in accordance with organization policies and standards.
  • Responsible for all leasing functions, which may include reviewing and negotiating lease transactions and agreements.
  • Supervise the planning, preparation, and implementation of lease up events, renewal parties, property events, competitions, as approved by the top management
  • Assist with all move-out and move-in events as well as collect deposits and/or fees associated with move-in (as necessary)
  • Keep occupancy of the properties they oversee as full as possible. This may mean advertising and aggressive promotion of properties through a variety of media.
  • Assist tenants in completing lease paperwork, and process deposits and rent payments
  • Meet and negotiate with potential retailers or tenants to secure the deals and submit offers.
  • Acquisition of new tenants, Building up and maintaining good relations with current and potential tenants and lease agents.
  • Arrange for specialty leasing in the mall, temporary lease in the common areas.
  • Maintain data base for prospects and maintain and update the mall potential clients list (Waiting List).
  • Preparation and maintaining of all necessary documents for contracts, Amendments, Lease Summaries, Cover sheets and offers.
  • Meet the tenants to hear their issues & ideas and arrange a solution to their problems.
  • Execute comparative surveys as requested to ensure competitive market pricing.
  • Assist in preparing and adherence of annual Budget for Leasing.
  • Conceptualize, develop and create strategies, policies, projects and procedures that will increase, improve, and maximize tenant occupancy of the mall
  • Review, analyze, propose and advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligations
  • Oversee the administration and integration of sales and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels
  • Achieve tenant satisfaction within the limits and conditions provided by the mall management and other related regulations, company policies and procedures, convention and practices that have been established
  • Attracting Top brands and Conducting targeted market research to identify prospective tenants.
  • Manages all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
  • Continually monitor tenant mix to ensure commercially profitable to the mall
  • Attend tenants and client needs and provide optimal level of service
  • Prepares a target list of the prospective customers, both local and international suitable for the type of areas available for leasing in the mall, in order to generate interest in the mall, work towards sales closure to meet revenue targets
  • Work closely with the marketing department to insure ongoing exposure of the specialty leasing program in the mall's marketing efforts including in mall signage and digital media.
  • Develop and maintain an appropriate level of involvement in community activities representing the property
  • Monitor, control, and adjust, as appropriate, specialty leasing budgets and forecasts and ancillary income goals to meet year-end projections.
  • Collect monthly sales reports from licensees and generate a sales report, ensuring all percentage rent and percentage in lieu is billed appropriately
  • Ensure rent is collected from all licensees adhering to the Specialty Leasing A/R Policies & Procedures
  • Oversees the collection of rent and verifies all payments. If collection is necessary, the manager facilitates that as well, and serves as the primary agent to take action against delinquent renters.

Job Requirements

  • Minimum of 10 years experience in the specialty leasing industry.
  • Prior success in leasing and managing a large specialty leasing program is ideal.
  • Bilingual preferred
  • Reasoning Ability: ability to define problems, collect data, establish facts and draw valid conclusions.
  • Strong organizational and interpersonal skills.
  • Should have strong relationship with top brand names and should Develop and maintain a long term beneficial relationship with top brands.
  • Have Experience in Conducting contracts and should be aware of all legal aspects of the contracts
