Job Description
- Leasing kiosks, storage areas and common area space to ensure maximum occupancy and minimum downtime to achieve financial goals.
- Monitor and manage all financial reporting, prepare budgets and forecast for the short term leasing department on a monthly, quarterly and annual basis.
- Aggressively prospect for new retail businesses and operators that enhance the centers retail merchandising mix.
- Implementing and enforcing visual merchandising standards and may actually merchandise vacant units and Kiosks.
- Supervise and manage the Specialty Leasing Associate and Specialty Leasing Administrative Assistant
- Obtain the approval of all lease deals from the Regional Director and GM before processing.
- Provide the Director of Operations all tenant set-up requirements and coordinate move in and move-outs of each Short Term Tenant.
- Assist the GM when needed in collecting tenant rents, sales and lease required documents and information.
- Support and Assist the Malls Permanent Leasing Representative in maximizing the rent and occupancy of every vacant unit and Kiosk and In-Line space in the center.
- Identify new and unique prospects for the specialty leasing program and permanent leasing.
- Ensure that specialty leasing retailers and amenities enhance the appearance and values of the shopping center.
- Maintain ongoing communication with permanent leasing agent to ascertain space availability, and merchandise mix goals.
- Generate alternative revenue through ancillary income opportunities.
- Oversee all specialty leasing retailers to ensure adherence to the property's Operational Guidelines and Design Criteria.
- Coordinate the execution of agreements with the General Manager and the licensee.
- Establish an ongoing partnership with licensees to maximize individual store sales through a retailer communication/sales program.
- Develop and implement specialty leasing retailer action plans aimed at maximizing sales and increasing the center's value.
Job Requirements
- Minimum of 5 years experience in the specialty leasing industry.
- Prior success in leasing and managing a large specialty leasing program is ideal.
- Bilingual preferred.
- Reasoning Ability: ability to define problems, collect data, establish facts and draw valid conclusions.
- Strong organizational and interpersonal skills.
