Job Description
- Direct and coordinate the activities of staff and contract personnel and evaluate their performance.
- Direct collection of monthly assessments, rental fees, and deposits and payment of taxes, and incurred operating expenses.
- Investigate complaints, disturbances and violations and resolve problems following management rules and regulations.
- Manage and oversee operations, maintenance, administration .
- Plan, schedule, and coordinate general maintenance and major repairs..
- Prepare and administer contracts for provision of property services such as cleaning, maintenance, and security services.
- Prepare detailed budgets and financial reports for properties.
- Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
- Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs.
- Meet with clients to negotiate management, service contracts, and determine priorities.
- Purchase building and maintenance supplies, equipment, or furniture.
- Act as liaisons between on-site managers or tenants and owners.
- Meet with boards of directors and committees to discuss and resolve legal and environmental issues or disputes.
- Review rents to ensure that they are in line with rental markets.
- Market vacant space to prospective tenants through leasing agents, advertising, or other methods.
- Meet with prospective tenants to show properties, explain terms of occupancy, and provide them with any information needed.
- Determine and certify the eligibility of prospective tenants, following government regulations.
- Analyze information on property values, taxes, zoning, and traffic volume.
- Making Decisions and Solving Problems - Analyzing information and evaluating results to choose the best solution and solve problems.
- Inspects property on a daily basis and notifies responsible parties the deficiencies or items requiring attention. In addition, prepares the Operational Review Checklist on a monthly basis.
- Monitoring and controlling resources and overseeing the spending of money.
- Communicating with people outside the organization, representing the organization to customers, the public, government, and other external sources.
- Guiding, Directing, and Motivating Subordinates - Providing guidance and direction to subordinates, including setting performance standards and monitoring performance.
- Evaluating Information to Determine Compliance with Standards - Using relevant information and individual judgment to determine whether events or processes comply with laws, regulations, or standards.
- Inspecting equipment, structures, or materials to identify the cause of errors or other problems or defects.
